Application Requirements
Identification: All prospective adult residents must prove their identity with government issued photo ID.
Complete & Honest Information: All prospective applications that have unverifiable or incomplete information may be denied.
Physically residing at residence: All prospecitve applicants applying for this residence must live there. In summary if you are applying for this residence you reside there.
Occupancy Limit: All properties have a total occupancy limit of 2 occupants per bedroom plus one, unless otherwise defined in state law.
Additional Qualifying Criteria
If you're new to renting, transitioning employers or other situations, the following can help:
Guarantor: A guarantor completes an application and is part of the lease with the purpose of guaranteeing that you fulfill the lease terms.
Increased Deposit: An increased deposit maybe be required in some situations (ex. Household income does not meet the minimum ratio).

Household Income Ratio
This section rates your current income and assets in regard to your ability to pay for your residence.
- Rent to income ratio
- Length at current employeer or field
- Assests in the case of retired or unemployed
Rental History
This section rates your rental history including the following:
- Condition of residence at move-out
- Payment history
- Length of residency
Credit Score
This section rates information included in your credit report, including
- Credit score
- Payment history
- Any delinquencies
Criminal History
This section rates information included in your credit report, including
- Credit score
- Payment history
- Any delinquencies
